Insurance inspections explained: 4-point + wind mitigation

If your insurer asked for a “4-point” or “wind mit,” here is what they actually want: four systems plus roof documented, openings verified, photos that prove it.

The 4-point: four systems plus roof

Insurers — especially in Florida, typically on homes 20–30+ years old — want the current condition of HVAC, electrical, plumbing and roof: ages, updates, deficiencies, remaining life. It is shorter than a full buyer inspection but more pointed — every line answers an underwriting question about risk.

Wind mitigation: credits for construction

The wind mitigation documents how the structure resists wind: roof covering and geometry, roof-deck attachment, roof-to-wall connections, opening protection (shutters, impact glass and their labels), and secondary water resistance. Verified features can earn premium credits — which is why the form demands specific photographic proof, like opening-protection labels and data plates shot straight-on. The standard form is the OIR-B1-1802 style; always the version in effect on the inspection date.

What slows these down — and what does not have to

Callbacks almost always trace to photos: a panel shot where labels are illegible, a data plate at an angle, a missing attic connection image. Shoot proof, not scenery — panel with labels legible, plates straight-on, roof geometry, opening labels, attic connections. Full checklist: what underwriters want in photos. Inspectors: attaching both add-ons to one Florida file with shared info autofilled — instead of retyping client data onto each form — is where the hours go. See the 4-point field pass and the Florida guide.

One legal note that matters: these workflows document findings for underwriting only and do not replace the official carrier or state form. Comment libraries and equipment lifespan notes are drafting aids, not substitutes for judgment, the client agreement, or state SOP.
